Situated in the heart of Bedford Stuyvesant, Madison Putnam, also known as "The Cornerstone Project," was created under Mayor Michael R. Bloomberg's New Housing Marketplace Plan – a multi-billion dollar initiative to finance affordable housing underprivileged New Yorkers.
The CPC's choice of Marcal as the construction firm for this highly complex project with numerous compliance requirements, speaks volumes about the company's level of expertise and its optimal relationship with city agencies and church officials. These sentiments were beautifully expressed by the Reverend David K. Brawley, Chairman of EBC and Senior Pastor of St. Paul Community Baptist Church. Michael Lappin, then President and CEO of the CPC wrote that the Madison Project was considered among the best of the many it has developed.
Madison Putnam was built on seven previously vacant, City-owned lots. The project is a $15.3 million joint venture of The New York City Department of Housing Preservation and Development (HPD), CPC Resources, Inc. (CPCR), East Brooklyn Congregations (EBC). The buildings are four-story walk-ups with floor-through apartments. Each building has access to a rear garden reserved for residents' use.
